Pacific IAQ’s mold investigation techniques exceed well beyond the industry standards. We have vast experience in the mold restoration industry, and understand the complexity of water intrusion in building systems.
Our mold investigations are designed to fit the specific needs of our clients. Generally, we follow a four step process:
Step One - Visual Inspection: Our first step is to conduct a visual inspection of your home or office in which we look for indications of water damage or mold growth. During this inspection, we utilize thermal imaging technology to detect and pinpoint any moisture in the building materials.
Step Two - Collection of Samples: The next step is to collect air and surface samples. We always collect at least two outside air samples to establish a “baseline comparison” to the indoor samples.
Step Three - Processing Information and Providing Protocol: After the laboratory determines the components in the samples, Pacific IAQ provides a complete and accurate report which includes environmental data, general recommendations for mold remediation and containment, and a project specific remediation protocol that your remediation contractor needs to follow. Our clients are provided with photos, reports, and a colored diagram of the project site so it's easy to see what needs to be done.
Step Four - Post-Remediation Verification: The final step is to conduct a post-remediation verification assessment. This is the “final clearance” investigation that determines how effectively the contractor removed the mold.
Pacific IAQ's Post-Remediation Verification includes a visual inspection of the
remediated areas, air and surface sampling, photo documentation, thermal imaging
moisture testing, and a final report to document the success. Our clearance
criteria requires the work area to be:
2. No visible microbial growth
3. Building materials moisture content below 15%
4. Mold spore concentrations in the air and on the surfaces must be reflective of
normal (outdoor) fungal ecology

A Quick Note on Infrared Technology…
Thermal imaging is cutting edge technology that uses infrared cameras to detect the slightest variations in surface temperature. As moisture evaporates from wet building materials, the slight drop in temperature identifies water damage. Pacific IAQ technicians are well trained with infrared equipment and consider it to be a valuable inspection tool.
